Quotes and Pricing

Prices shown on this website are typical ranges and starting points, not binding offers. Your final price depends on the size and condition of your property, access, roof pitch, gutter linear footage, and the level of moss or debris present. Quotes are free and carry no obligation. A quote is valid for 30 days unless we state otherwise, and we may revise it if conditions on site differ materially from what was described.

Scheduling, Access, and Weather

You agree to provide safe and reasonable access to the areas being serviced, including moving vehicles and unlocking gates where needed. Exterior cleaning in the Pacific Northwest is weather dependent. We may reschedule for rain, wind, ice, or unsafe conditions, and we will contact you as early as we can when that happens. Please let us know as far in advance as possible if you need to reschedule.

Our Work and Satisfaction Guarantee

We stand behind our work. If something in the agreed scope was missed, contact us within 7 days of service and we will return and correct it at no charge. This guarantee covers workmanship within the agreed scope. It does not cover new soiling, regrowth over time, debris that falls after service, or work that was never part of the quote.

Roof and moss treatments work gradually by design. We hand-scrape heavy moss and then apply an oxygen-bleach treatment that continues to break down remaining growth over the following weeks and months as it weathers off. A roof will keep improving after we leave, and this gradual result is the expected outcome rather than an incomplete job.

Property Condition and Limitations

We use low-pressure, non-toxic methods chosen to protect your property, and we take care around landscaping. However, we are not responsible for pre-existing conditions or for damage that results from them, including loose, brittle, or already-damaged shingles, rotted fascia or trim, failing gutter hangers or seams, deteriorated paint or sealant, improperly installed fixtures, or leaks that existed before our visit. Where we notice a problem, we will tell you and document it rather than quietly work around it.

Payment

Payment is due on completion of the work unless we agree otherwise in writing. If a job is cancelled after we have arrived on site, we may charge for time and travel already incurred.

Licensing and Insurance

Spotless Heights is licensed, bonded, and insured in the State of Washington. Proof of insurance is available on request.
